A Guide For Buyers

We represent you,
it's our fiduciary duty to look after your interest

When purchasing a home, having a dedicated advocate on your side is essential. As your real estate agent, we provide the expertise, support, and guidance needed to navigate the complexities of home buying - from negotiations and contracts to property evaluations. Without professional representation, buyers may face challenges and risks that could lead to costly mistakes.

Our fiduciary duty is to act in your best interests, always. We prioritize your needs above all else, finding the right property, negotiating favorable terms, and advising on market conditions to ensure a confident and informed purchase.

By representing you, we act as a buffer between you and the seller, handling all communications and negotiations with your best interest in mind. Our goal is not just to help you find a house, but to ensure it becomes a home you love, within your budget, and free from surprises.

Engage in your own
Financial Preparation

Becoming an educated buyer starts with understanding your financial situation and getting pre-qualified for a mortgage. This crucial step helps you know exactly what you can afford, narrowing your search to homes within your budget and showing sellers that you're a serious contender. Knowing your financial limits upfront prevents wasted time and ensures you're looking at properties that truly fit your needs.

A buyer consultation with a knowledgeable agent can help guide you through this process. During this meeting, we'll review your financial standing, discuss your goals, and explain the various costs associated with buying a home, such as down payments and closing fees. This preparation not only boosts your confidence but also positions you to make informed, timely decisions in today's competitive market.

By engaging in a buyer consultation, you'll gain valuable insights, avoid potential pitfalls, and feel empowered throughout your home-buying journey. Together, we'll create a clear path to finding a home you love within your financial comfort zone.

Establish Agency Relationship

In accordance with state law and the National Association of REALTORS® Code of Ethics, we are required to  established an agency relationship with our customers before we can shop for homes. The 2024 NAR Code of Ethics changes were similar to how Tennessee agents were already conducting business.

Weichert agents are fully trained and ready to help you navigated the market under the new rules. We believe it is in our clients best interest to understand how we represent you and how we are compensated. After our Buyer Consultation, you will be confident in the process, confident in our skills, and ready to shop!
